The Mumbai–Pune corridor is one of India’s most important economic belts. Over the last two decades, improved connectivity through infrastructure projects such as the Mumbai–Pune Expressway and the Mumbai Trans Harbour Link has significantly shaped real-estate development patterns in western Maharashtra.

A new greenfield high-speed corridor connecting JNPT/Navi Mumbai to Shivare near Bhor (Pune district) is now under development. This corridor is expected to become the third major Mumbai–Pune connectivity route, bypassing congestion on existing highways and connecting major economic hubs such as JNPT port, Navi Mumbai International Airport, and the Pune region.

For areas located near the western side of Pune district—particularly Velhe and Bhor talukas—this infrastructure development could significantly increase land demand over the next decade.
